What sober living costs in New York City, in plain numbers.
Families tell us cost is the first question and the hardest one to get a straight answer on. Here is how pricing works across the city, what drives it, and what you get at Grassroot.
Typical monthly ranges
Published estimates for sober living in New York run from about $1,200 to $5,000 a month, and premium Manhattan programs have been reported above $5,000. Prices change, so treat these as a guide and ask every program for its current rate in writing.
| Type of residence | What you usually get | Typical monthly cost |
|---|---|---|
| Peer-run or nonprofit house | A bed, house rules, peer accountability | Under $1,500 |
| Monitored sober living | House manager, testing, house meetings | $1,500 to $3,500 |
| Structured program (like Grassroot) | Case management, coaching, testing, money oversight, family updates | $3,500 and up |
| Luxury Manhattan residence | Premium apartments and amenities, varying support | $5,000 and up |
These bands are our own estimates as of November 2026, based on published New York figures including Brick Underground's report on NYC sober living. They are a guide, not quotes.
Sober living vs. an apartment plus support
Living alone in Manhattan in early recovery means paying rent, then paying separately for the support a program includes. Try the numbers yourself.

Does insurance cover sober living?
Usually not. Sober living is housing with recovery support, not clinical treatment, so most health plans do not pay for the room. Insurance often does cover the outpatient treatment, therapy or psychiatry that many residents attend while they live with us, and our case managers help coordinate that care.
What is included in the monthly program fee at Grassroot?
Your room in the house plus the program: case management, peer recovery coaching, scheduled family communication, house activities and wellness, daily breathalyzers and random 19-panel testing, and the weekly money management program. We confirm exactly what is included, and what is not, in writing before move-in.
Why does sober living in Manhattan cost more than elsewhere?
Rent. Manhattan housing is among the most expensive in the country, and a program with staff, testing and case management adds real cost on top. The fair comparison is not a sober house upstate. It is an apartment in the city plus the support you would otherwise pay for separately.
